The demand for property in Gift City has gone up by leaps and bounds on account of the projected growth and development in the locality. The purpose of this city encompasses the provision of top class physical infrastructure including electricity, district cooling, water, telecom, gas, broadband and roads in order to attract tech and finance firms from Bangalore, Mumbai and Gurgaon where infrastructure is majorly expensive or inadequate at best. The real estate in Gift City has received a shot in the arm with the announcement of the upcoming SEZ project here along with an international education zone, entertainment zone, integrated townships, hotels shopping malls, service units, stock exchanges, an international techno park, convention center and software technology parks of India units.

The property market is being developed by the Government of Gujarat (GOG) through its Gujarat Urban elopment Company Limited (GUDCOL) undertaking in conjunction with Infrastructure Leasing & Financial Services which have jointly come up with the Gujarat International Finance Tec-City Company Limited or GIFTCL. The entire cost of developing the proposed Gift City is estimated at around INR 70, 000 crore or USD 11 billion approximately. The newly setup company aims at keeping the core principles of technology, connectivity, security, communication and services intact for offering unmatched lifestyles to residents and customers. The completion of two commercial towers of 29 floors has fast tracked infrastructural development here.

Gift City is centrally positioned between Gandhinagar and Ahmedabad, right on the banks of the Sabarmati River. The City is part of the influence zone affected by the landmark - Industrial Corridor Project worth $90 billion. The Sardar Vallabhbhai Patel International Airport lies 18 kilometres away from the locality while Gandhinagar lies approximately 8 kilometres away from it. The Gujarat National Law University is also located in close proximity to the City along with the four lane National Highway 8. The City is planned by ECADI or the East China Architectural Design & Research Institute.
